It doesn't take much time sifting through MLS listings to see that there are tons of single-family homes for sale. If you're one of the many people searching for a new home in this crowded housing market, you know it can be difficult to find the home of your dreams.

It can be even more difficult when the tools available that are supposed to help you narrow your search don't work as effectively as you'd like. They are, after all, designed to show you as many homes as possible that might work for you. There are things you can do that will help you conduct your home search more efficiently.

Limit Your Search to Only Single Family Homes for Sale

Most home search listings that offer homes for sale to the general public allow you to choose from a variety of categories. Many will include things like:

  • Single-family homes and houses
  • Manufactured homes
  • Condos
  • Multi-family homes
  • Townhomes
  • Co-ops
  • Lofts

Make sure you only select the single-family homes for sale if that is what you are in the market for. This will save you hours of sifting through homes that do not meet your criteria.

Use Limiting Criteria

While many job searches will include homes in the search results that do not exactly meet your limiting criteria, the ones that most closely match your desired criteria will appear near the top of the search in almost all directories offering single-family homes for sale in your community. Be specific when identifying the things your home must have, such as:

  • Central air conditioning
  • Basement
  • Large lot (or specific acreage)
  • Fenced lot
  • Lakefront or lake view properties
  • Square footage
  • Fireplace
  • Number of floors
  • Swimming pool
  • Year built
  • Garage
  • Maximum HOA fees (or even no HOA)

The more specific you are in your criteria, the greater the odds you'll be able to find the proverbial needle in the haystack that checks all the marks off your list. Something you may never be able to accidentally stumble upon in an ordinary home search.

Set Your Price According to Your Budget

When searching for single-family homes for sale, it is important to work within your budget. One of the best things you can do is secure mortgage pre-approval for a better idea of how much banks are willing to lend you and work within that budget. By doing this you aren't viewing homes outside of your budget and can choose from suitable homes for sale you can more easily afford.

Doing these things can help you narrow down your options while you sift through many single-family homes for sale to find the one that best matches your needs and many of the things you want in your home.
